Here's the trap. After a storm moves through Clay County, the roofs that get fixed first are the ones with a blue tarp on them. That makes sense — a hole is a hole, and somebody already knows about it. But the roofs we worry about are the ones without a tarp. The ones a homeowner walked out to the driveway, looked up at, and decided were fine. Most of the storm damage that turns into a real leak was sitting up there the whole time, invisible from the ground the day after the wind died down.

That's the part almost nobody expects: wind rarely tears a roof open in a way you can spot from below. It creases a shingle without breaking it in half. It lifts a piece of flashing an inch and lets it drop back into roughly the right spot. It strips granules you'll never see unless you're cleaning out a gutter. None of that leaks in October. Most of it leaks the following February, in the first cold, driving rain of the season, and by then nobody remembers there was a storm at all.

On the bigger, more wooded lots out in Middleburg, Green Cove Springs, Penney Farms, and around Lake Asbury, this trap is worse than it is in town. Houses here sit back from the road under slash pine and longleaf canopy, sometimes a hundred feet or more off County Road 209 or Sandridge, with a tree line breaking up the sightline to the roof. Nobody's standing at the curb in Fleming Island Plantation studying their shingles the way people might in a tighter subdivision. Out here, you drive past your own roof twice a day and never really look at it.

The crease that leaves the shingle looking fine

Wind doesn't need to rip a shingle off the deck to break it. What it usually does is flex it — lift the tab just enough to stress it, then let it snap back down before it tears loose. That flex cracks the seal strip, the strip of adhesive that bonds one course of shingles to the one below it, and it can fracture the fiberglass mat inside the shingle itself. From the ground, or even standing on a ladder at the eave, that shingle looks completely normal. It's lying flat. It's the right color. It hasn't lifted a corner.

What's actually happened is the shingle has lost its watertight seal along that edge, and it's now depending entirely on gravity and luck to shed water instead of the adhesive bond that used to do the job. The next time wind gets under that edge — and on a pine-heavy lot, gusts funnel through the canopy in ways that catch a roof edge differently than open ground does — it can lift again, easier this time, with nothing left to reseat it. Water starts working sideways under the shingle above it, following the deck, sometimes traveling several feet before it finds a nail hole or a seam in the underlayment to drip through. That's why the stain shows up on a ceiling nowhere near where the actual entry point is.

Flashing that lifts and settles back into place

Step flashing along a chimney or a dormer wall, valley flashing where two roof planes meet — these pieces are held down by nail heads and, ideally, a bead of sealant, not by their own weight. A strong gust can work a flashing edge loose from its nails without displacing it far enough to notice. It lifts, the storm passes, and it settles back down close enough to its original position that a homeowner walking the yard afterward sees nothing wrong.

But "close enough" isn't sealed. Once flashing has been worked loose from its fasteners, it moves a little every time the wind blows from here on out, and each cycle of movement widens the gap underneath it just slightly. Roof valleys around Green Cove Springs take a lot of this kind of stress because so many of the older homes there have complex rooflines — additions, dormers, a porch roof tied into the main structure — and every one of those transitions is a seam that depends on flashing staying put. When it doesn't, water gets behind it during the next heavy rain and runs down inside the wall cavity instead of the gutter, which is a much harder leak to trace back to its source once it finally shows up as a stain.

Granule loss you'll only ever notice in the gutter

Sustained wind, even without any debris involved, strips granules off the surface of a shingle. Those granules are doing more work than most people realize — they're the layer that shields the asphalt underneath from direct UV exposure. A shingle that's lost a meaningful patch of granules doesn't leak the week after the storm. It just starts aging faster, right in that spot, cooking under the Florida sun without the protection it was built with. Eighteen months later, that patch is cracking and curling while the rest of the roof still looks fifteen years old instead of seventeen.

The only place you'll actually see this kind of damage is in the gutter, after a hard rain, when a pile of dark sandy grit has collected at the downspout. Most homeowners clean gutters maybe once or twice a year. On a wooded lot with pine straw constantly falling into them anyway, that granule pile blends right in with the debris and gets missed entirely.

The bruise from a pine branch that never broke the surface

This one's specific to exactly the kind of lots we're talking about. A pine limb doesn't have to punch through a shingle to do damage. More often it lands with enough force to bruise the shingle — fracturing the mat underneath the surface granules without breaking through them. From above, it can look like nothing at all, maybe a faint dark spot if you know exactly where to look. Underneath, the shingle's structural integrity at that point is gone.

Bruised shingles fail the same way creased ones do, just later and less predictably. UV cycling and thermal expansion work on that weakened spot every single day until it finally cracks open, sometimes a year or more after the branch came down. We've pulled shingles off a roof in Lake Asbury and found bruising in a pattern that lined up exactly with a big water oak that had dropped limbs eight months earlier — the homeowner had forgotten the tree work ever happened.

Sealant failure at every pipe boot and vent

Every roof has a handful of penetrations — plumbing vents, exhaust stacks, sometimes a satellite mount nobody uses anymore — and every one of them is sealed with a rubber boot or a bead of sealant instead of solid roofing material. Wind stress works on these joints constantly, flexing the roof deck just enough to crack sealant that's already gotten brittle in the sun. A boot that looked fine in September can have a hairline crack in it by spring, and pipe boots are, without much competition, the single most common leak point we find on roofs that otherwise look sound.

Why waiting on any of this gets expensive

Under current Florida law, homeowners generally have one year from a storm to file a windstorm or hurricane claim — that window got shorter with the 2022 insurance reforms, and it's not coming back. A crease that shows up as a stain fourteen months after the storm that caused it is a much harder claim to make. Insurers ask when the damage occurred, and "some time last year, we're not sure" is a weak answer next to a documented inspection dated the week after the storm.

There's a second cost too, separate from insurance. A creased shingle or a lifted flashing seam caught early is a repair — sometimes a cheap one. The same damage found eighteen months later, after it's had time to open a path for water into the decking, is often a much bigger job: rotted sheathing, soaked insulation, a section of drywall that has to come down. The damage doesn't stay the size it started as. It just gets quieter about growing.

The crews that show up after the storm, and the ones who were already here

Every time a named storm brushes Northeast Florida, out-of-state crews follow it in, work the neighborhood hard for a few weeks, and move on to the next region once the obvious repair work dries up. Some of that work is fine. Some of it is a quick patch that isn't built to last, done by a crew that will be three states away by the time it fails. Neither of those things makes it a scam — it's just a different business model, and it's worth knowing which one you're dealing with before you sign anything.
